- Receive and peruse the Contract and advise you of your obligations and negotiate any changes required to the contract with the Vendor’s conveyancer
- Advise your obligations and time frame if contracts have been exchanged by the real estate agent under a cooling off period
- Confirm Loan approval if applicable before the expiration of the cooling off period
- Obtain Pest and Building Reports or Strata Report if required within the cooling off period
- Attend to exchange of contracts if not under a cooling off period
- Attend to Application for Exemption of Stamp Duty if a first home buyer
- Attend to stamping of Contract and Transfer at the Office of State Revenue
- Liaise with your Mortgagee (lender) and attend to all of their requirements
- Assist you with the signing of your loan contract and mortgage documents if applicable
- Order Statutory Enquiries as applicable on the property
- Co-ordinate the settlement date with your lender and the Vendor’s conveyancer in the time frames imposed by the contract
- Preparing Order on the Agent, Direction to Pay to your lender, Notice of Sale and Settlement Instructions
- Advise Real Estate Agent of the settlement so you can collect the keys
